What is Approved Document B?
Approved Document B is part of the statutory guidance that helps building professionals in England meet the requirements of the Building Regulations. It covers fire safety in both dwellings and non-dwelling buildings and is regularly updated in line with emerging risks and policy changes.
What’s new in the 2025 update?
The Ministry of Housing, Communities, and Local Government has published a new version of Approved Document B. This edition builds on the 2019 version and incorporates changes from 2020, 2022, and a series of phased amendments due in 2025, 2026 and 2029.
Key 2025 changes include:
- Mandatory sprinkler systems in all care homes
- Limits on compartment sizes within care homes
- Initial withdrawal of national fire performance classifications for reaction to fire and roof coverings
Future changes to be aware of
The phased updates continue beyond 2025:
2026 amendments:
- All new residential buildings over 18 m must include at least two separate escape routes
2029 amendments:
- Complete removal of national fire classification standards, finalising the transition that begins in 2025
